Commercial Real Estate:

Forming and structuring real estate ventures and transactions, including instituting the formal business entity.  Negotiating and closing purchases, sales, exchanges, leases, mortgage loans and all other related and ancillary transactions for real estate professionals and investors.

Forcible Entry
and Detainer Actions:

Representing property owners, tenants, sub-tenants, condominium associations and other interest holders in lease, management and occupancy litigation, including eviction.

Foreclosure:

Representing property owners, tenants, sub-tenants, condominium associations and other interest holders in regards to foreclosure litigation, considering the Mortgage Reform and Anti Predatory Lending Act and the existence or non-existence of contractual personal guaranties.

Landlord
and Tenant Law:

Representing property owners, tenants, sub-tenants, condominium associations and other interest holders in regards to problems ranging from an inability to satisfy the obligations due under the occupancy agreement caused by limited resources, to simple straightforward breach of the occupancy agreement, with the goal in all instances being to maximize recovery while limiting cash expense. Includes “work out” and “short sale” transactional representation.

Leasing:

Negotiating, drafting, and interpreting leases and sub-leases pertaining to office, retail, shopping-center, industrial warehouse, strip mall, ground and residential units, etc., for both landlords and tenants.

Liens:

Representing owners, developers, contractors and subcontractors in resolving construction disputes including securing, foreclosing or seeking removal of mechanics liens on property under the Illinois Mechanics Lien Act, 770 ILCS 60/0.01, et. seq.

Property Development,
Management
and Ownership:

Representing owners, developers, contractors and subcontractors in single-family, multi-family, condominium, mixed-use condominium, retail, industrial and office building new construction and conversion of existing properties. Services include drafting and negotiating general contractor, design/build, subcontractor and architect agreements and disclosures, developing standardized forms and resolving construction disputes. 

Representing condominium associations, individual property owners and property lessees in their day-to-day management and operational issues, including developing and enforcing reasonable rules and regulations intended to protect the value of the property.

Representing property owners in obtaining Federal Housing Administration (“FHA”) approval.

Residential Real Estate:

Negotiating and closing residential real estate sale and purchase transactions as well as “short” sale transactions which include coordinating negotiations with the short sale lenders as needed, conducting inspection and attorney modifications to the real estate contract, clearing and issuing title insurance, preparing all documents needed to cleanly and properly transfer title, satisfying federal and state statutory transactional requirements, reviewing and approving the mortgage loan documents and security instruments at closing, assisting in 1031 exchanges where applicable, and performing all other related and ancillary acts for both first time and experienced home buyers and sellers.

Secured Lending:

Counseling borrowers and lenders in connection with construction lending, permanent lending, letters of credit and other credit enhancement facilities.

UCC Financing:

Counseling parties in connection with UCC financing and foreclosure of UCC security interests.
